Crystal Dunes Rental Policies

ONLINE BOOKINGS

Online bookings require a 4 night minimum stay. And online bookings during the summer, from Memorial Day weekend to mid August, require a 7 night minimum stay. Based on availability, you may be able to book fewer nights than these minimum requirements, but you will need to call our reservationist at (850) 424-5332.

RENTAL TERMS AND CONDITIONS

These Rental Terms and Conditions (“Terms”) are entered into by and between the individual submitting the reservation (“you”) and Destin Realty Inc. (“Destin Realty”) for itself and as agent of the owner(s) (“Owners”) of the Property. You are responsible for compliance by your guests with the Terms.

PAYMENT 

You must make all payments in accordance with the order details associated with your reservation, whether such order is placed online or other method. Unless otherwise specified in your order details, 30% of the total reservation is due upon making your reservation and the remaining balance is due 30 days prior to arrival date. If your credit card is declined and/or the reservation is not paid in full 30 days prior to arrival, this will result in an automatic cancellation of your reservation due to lack of payment and y our 30% deposit will be forfeited. Total rent includes Florida sales tax and a Reservation Fee. You must pay online for reservations placed online. For reservations made by phone, you may pay by travelers’ checks, major credit cards, money order, cashiers’ checks, or personal checks. DO NOT SEND CASH IN THE MAIL TO SETTLE YOUR ACCOUNT. ALL AMOUNTS SHALL BE PAYABLE TO “DESTIN REALTY, INC.” 

CHECK-IN 

Check-in is after 4:00 P.M. CST. Please check in at the Coral Reef Club Condominiums office located at 2708 Scenic Hwy 98 Destin FL 32541. If you will be a late arrival, arriving after 5:00 PM CST please come to the Coral Reef Club office by 10:00 A.M CST the following morning to officially check-in.

CHECK-OUT 

Check-out is no later than 10:00 AM central time zone. If you fail to abide by the check-out requirement a minimum charge equal to a half-day’s rent may apply. Additional damages and remedies may apply for staying beyond your reservation period.

DAMAGE DEPOSIT 

Upon arrival you will be asked to sign an imprinted credit card voucher; this imprint will be used for damages or you will be required to pay a $500.00 cash deposit. A cash deposit will be returned to you by check within 10 days after your departure minus damages, if any.

RULES AND REGULATIONS

Please review rental policies as well as the rules and regulations packet given to you at check in. You and your guests must comply with all such regulations and all state, federal, local and other governmental requirements (collectively, the “Rules”).

REFUNDS

THE SOLE REMEDY FOR REFUND OF AMOUNTS PAID IN CONNECTION WITH A RESERVATION (OTHER THAN DAMAGE DEPOSITS LESS ANY DAMAGES) FOR ANY REASON, INCLUDING WITHOUT LIMITATION CANCELLING, SHORTENING A STAY OR INCLEMENT WEATHER, WILL BE TO FILE A CLAIM UNDER A TRAVEL INSURANCE POLICY, IF ANY, PURCHASED AT THE TIME OF THE RESERVATION. CHANGING RESERVATION DATES 

In order to change your reservation dates you must make any and all changes 30 days prior to your arrival date. Long term reservations that require a change must be made 90 days prior to arrival date. *NOTE* YOU MAY ONLY CHANGE YOUR RESERVATION DATES ONCE.

SMOKING 

Help us keep our beaches clean and pristine. Please do not dispose used cigarettes or cigars on the beach. Smoking, electronic cigarettes or vaping of any kind are not permitted in condos. Violation of this policy will result in additional charges to return the condo to a smoke-free zone. Smoking Is not allowed on walkways, stairwell, elevators or pool/hot tub area. Please only smoke in designated smoking areas located on the east side of the building and grill area.

PETS

Pets are not allowed at the Property. Violation of this policy will result in additional charges to return the condo to an allergy-free zone, including but not limited to; steam/dry cleaning all carpeting, area rugs, drapes, bedding and linens in the entire condo. We reserve the right to request that the pet be boarded immediately or the rental period will be terminated and you will be evicted from the Property.

MINIMUM AGE 

Individuals under the age of 25 must be accompanied by parents or legal guardians in the condo during the entire stay.

ACCURATE INFORMATION 

Any reservation made with inaccurate information or under false pretense will be subject to a forfeiture of rent and deposit, and the party will not be permitted to register or remain on the Property.

MAXIMUM OCCUPANCY 

Our condos will accommodate a maximum occupancy as specified in the description of the condo and the Rules. We reserve the right to cancel your stay, retain your deposit, and any amounts paid by you for violation of the occupancy requirements.

DAILY MAID SERVICE IS NOT INCLUDED 

An initial supply of bath soap, dishwasher detergent, toilet tissue, bed linens, and bath towels is provided. An exchange of towels or linens is available for an additional fee. Bring your own beach towels as none of our linens can be carried to the beach or pool. Housekeeping at departure is included.

EACH UNIT IS PRIVATELY OWNED AND FURNISHED 

Items must not be taken to other condos. If any items are missing, your deposit will be charged.

MAINTENANCE 

Please report any maintenance issues to Rental Management Company. You can do so by calling the Destin Realty office at 85-424-5576.

PARKING 

Vehicle parking is limited to a maximum of 2 vehicles per condo. You must have a parking pass for your vehicle. All guests must register and receive a parking pass at check-in. This must be displayed and easily visible from the outside of the vehicle. Vehicles without a parking pass are subject to towing at the vehicle owner’s expense.

LIMITATION OF LIABILITY 

NEITHER DESTIN REALTY NOR THE OWNERS WILL BE HELD RESPONSIBLE TO YOU OR ANY OTHER PERSON FOR: (I) ANY ACCIDENTS, INJURIES OR ILLNESS THAT OCCURS WHILE ON THE PREMISES; (II) THE LOSS OF PERSONAL BELONGINGS OR VALUABLES; OR (III) ANY INDIRECT, INCIDENTAL, CONSEQUENTIAL, SPECIAL, OR PUNITIVE DAMAGES FOR ANY MATTER ARISING FROM OR RELATING TO THIS AGREEMENT. BY ENTERING INTO THIS AGREEMENT, IT IS AGREED THAT YOU AND ALL GUESTS ARE EXPRESSLY ASSUMING THE RISK OF ANY HARM ARISING FROM THEIR USE OF THE PREMISES.

RATE CHANGES 

Rates are subject to change without notice.

GOVERNING LAW; VENUE

This agreement is governed by the laws of the state where the Property is located, excluding its conflict-of -laws principles. The exclusive venue for any dispute relating to this agreement shall be the state and federal courts having jurisdiction over the city where the Property is located.

ELECTRONIC AGREEMENT

If placing your order online, you agree to enter into this agreement electronically, and agree to be bound by this agreement, which has the same legal effect as a signed and printed document.

ENTIRE AGREEMENT

This agreement is the parties’ entire agreement related to this transaction, superseding any prior or contemporaneous agreements. Any amendments must be in writing. Failure to enforce any of provisions of this agreement will not constitute a waiver.

CRYSTAL DUNES CONDOMINIUM

RULES & REGULATIONS

To make Crystal Dunes an enjoyable vacation destination, please assist us and abide by the Crystal Dunes Association Rules as follows:

  • Quiet time is 10:00 pm to 7:00 am. Please be considerate of the proximity of bedrooms to the hallways.
  • Children are not permitted to run on walkways or play in elevators.
  • NO SMOKING IN CONDO OR POOL AREA
  • Please limit the volume of personal TV/Radio/Stereo in unit, on balcony, or at pool.
  • To prevent water damage, ensure that all shower curtains/ liners are in proper position.
  • Do not remove patio furniture from balcony.
  • Please do not hang towels or any other items from the balconies or railings.
  • No drones allowed on property at any time.
  • Ball playing, rollerblades, or skateboards are not allowed.
  • No fighting, profanity, lewd or vulgar language will be tolerated.
  • Please do not store beach rafts, coolers, etc. on the walkways outside your unit
  • You may store up to two (2) beach chairs outside your unit door but they must not block common walkway areas.
  • Please do not throw any objects from the balconies. Violation of this rule will result in immediate eviction.
  • Pool hours: 8:00 am to 10:00 pm. Please pick up after yourself and dispose of all your trash in the container provided in the pool area. No one is allowed in the pool area from 10:00 pm until 8:00 am or when the pool gates are locked.
  • No glass is permitted in the pool/spa area or on the beach.
  • No pets are allowed on the premises including the pool area.
  • Grilling is not allowed on balconies, the beach, or anywhere else on the property except in the designated barbecue grill area. NO PROPANE TANKS OR OPEN FLAME OF ANY KIND.
  • No fireworks, sparklers, or water balloons are allowed on the property or on the beach. Violation of this rule will result in immediate eviction.
  • Please do not feed the seagulls.
  • Parking is permitted for 2 passenger vehicles per unit. No trailers, jet skis, RVs or boats are permitted in the parking lot. All vehicles require a parking pass or owner sticker issued by the Association. Vehicles without a parking pass will be towed at owner expense.
  • Wrist bands are required to be worn at beach and in pool area.
  • Please place all bagged and tied trash in the trash chute located on each upper floor. First floor residents and guests are to use the trash chute on the 2nd floor.
  • Please do not dispose of trash in the cigarette disposal containers near the elevators and the pool area.
  • Please do not share the security gate code or the pedestrian walk-thru gate key with anyone not staying with you at Crystal Dunes.
  • Please be respectful of residents and other guests by limiting the number of visitors you invite to Crystal Dunes.
  • A beach storage container is located at the East and West end of our beach. These can be used to store your beach chairs, umbrellas, floats, etc. The beach storage containers will be locked overnight and will be opened by the beach attendant each morning. NOTE: (Crystal Dunes Homeowner's Association is not responsible for theft or damage to items stored in the locked beach containers.)
  • If you plan to erect a beach tent during your stay, please be aware of the following:
    • You must obtain a tent pass from our beach vendor. All tents not displaying a pass will be removed from the beach.
    • Tents must be erected behind the beach chair set up area. Our beach vendor (Sunset Beach) will be happy to direct you on setting up your tent.
    • Tents must be removed by dusk each day and are not allowed on the beach overnight. NOTE: (Crystal Dunes Homeowner's Association is not responsible for theft, damage or removal of any items left overnight on the beach.)

Please report any violations of the rules or other problems you encounter to the courtesy patrol personnel or by calling your rental management company (24/7) or the Association management office at 850-650-9276 (normal business hours).

  • Please be aware that violation of any rules may result in fines and/or eviction.
  • Any individual, family, or group putting more than maximum allowed number of people in the unit, WILL BE EVICTED WITHOUT REFUND.
  • No refunds for early departures, inclement weather, etc.

CRYSTAL DUNES CONDOMINIUM – POOL RULES

  1. No lifeguard on duty. Swim at your own risk.
  2. The pool will be open from 8:00 am to 10:00 pm. No one is allowed in the pool area between 11:00 pm and 8:00 am.
  3. No glass containers or cans are permitted in the pool/spa area. All beverages must be in paper or plastic containers.
  4. Children under 12 must be accompanied by a parent or guardian at all times. Parents or guardians are responsible for the safety and conduct of their children.
  5. Swim pants required for children who are not toilet trained. In the event of an accidental fecal release (AFR), the pool and spa will be closed for 24 hours for decontamination.
  6. Please dispose of trash in the trash can and leave the pool area neat and clean.
  7. Use of the pool area is restricted to residents and guests of Crystal Dunes. Please be considerate of other tenants in the number of visitors you entertain. Residents and guests are responsible for the conduct of any visitors while on Crystal Dunes property.
  8. Pool safety and maintenance equipment is not to be misused or played with in any way.
  9. Proper conduct is expected of all residents and guests. Rough play or other poor behavior will not be tolerated.
  10. Pool temperature will be maintained at 80°. Spa temperature will be maintained at 102°. There will be no exceptions

BEACH STORAGE CONTAINERS

We have installed two beach storage containers, which are located at the east, and west ends of our beach on the beach walkway as you come up from the beach to the stairs to the property. These can be used during your stay for your convenience to store your beach chairs, umbrellas, floats, etc. The beach storage containers will be locked overnight and will be opened by the beach attendant in the morning. This will alleviate the need for you to take your beach equipment into your unit for storage overnight.

NO BEACH EQUIPMENT, EXCEPT FOR THE TWO CHAIRS ALLOWED UNDER OUR WALKWAY POLICY SHALL BE LEFT OUTSIDE UNIT DOORS OR ON WALKWAYS.  Crystal Dunes Owners Association is not responsible for theft or damage to items stored in the locked beach containers.

BEACH TENTS

If you plan to erect a beach tent during your stay, please be aware of the following:

You must obtain a pass from the beach vendor. Tents not displaying a pass will

be removed from the beach. Tents must be erected behind the beach chair set up area. The beach vendor (Sunset Beach) will be happy to direct you on setting up your tent. Tents or any other beach equipment cannot be left on the beach overnight. If left there after the beach attendant closes business for the day, the items will be unassembled and left at the beach access area. The beach needs to be clear in the morning to allow the beach cleaners access to do their job Crystal Dunes Homeowners Association is not responsible for theft or damage to any items left overnight on the beach Your assistance in keeping Crystal Dunes safe for everyone is very important to us and your help is greatly appreciated. Enjoy your vacation!

VISITOR POLICY

For purposes of this Policy, any person or persons occupying any of 38 condominium units at Crystal Dunes Condominiums (CD) whether under a rental/lease agreement or simply as a non-paying invitee of a CD unit Property Owner is referred to as a Guest and any person or persons, not in the Guest group documented as occupying a CD condominium unit but temporarily invited during any day period by such Guest to enter CD property, including CD's private beach, is referred to as a Visitor. This Policy is effective and in force during "peak periods" of occupancy at CD, including "Spring Break" and the May 1 to September 1 "peak season" of any calendar year. Being a Visitor at CD is considered a Privilege and not a Right.

  1. A Guest is allowed a maximum of four (4) temporary Visitors (per condominium unit) at any time during a stay at CD.
  2. Any Visitor(s) is/are to be received or accompanied in 'and out of CD property by the inviting Guest.
  3. A Guest assumes full and complete responsibility for the behavior and actions of his/her Visitor(s) and shall hold CD harmless from any injury or peril suffered by such Visitor(s) while under the care and supervision of that Guest.
  4. A Guest is required to escort his/her Visitor(s) to CD's office to obtain a copy of this Policy as well as CD's Rules and Regulations and Register his/her Visitor(s) with CD's Property Manager or Courtesy Patrol.
  5. No parking spaces are available at CD for Visitors.
  6. Any Visitor(s) will be under the care and custody of their Guest always and not allowed to roam freely while on CD property, including CD's private beach.
  7. Any Visitor found to be in violation of CD--Rules and Regulations or otherwise behaving in any manner affecting other Guests, Visitors or Property Owners al CD or found to be abusive of CD property will be asked to leave CD property immediately.
